Welcome to Landlord Pulse. This walks you through setting up your account and getting real value in your first sitting — in plain English, with no property or software experience needed.

12 steps ~20 minutes to set up 14-day free trial
Read this first

Before you begin

Two minutes of prep. Have these to hand and the rest is quick.

Your email address

It's your sign-in and where alerts and agent updates go, so use one you check.

A payment card

Your 14-day free trial needs a card upfront. You won't be charged until the trial ends.

A property address

The postcode of a property you own is enough for the AI to fill in the rest.

A certificate (optional)

A PDF of a gas safety, EPC or electrical certificate if you have one. Handy, but not required.

Good to know

About the trial and billing

You won't pay anything for 14 days. When the trial ends, your card is charged for the plan you chose and it continues monthly (or yearly) until you cancel.

You can cancel any time before then from Account → Billing and you won't be charged at all. Payments are handled securely by Stripe — we never see or store your full card number.

Stage one

Get set up

About twenty minutes. By the end you'll have a live account and the three things that make everything else work: your properties, your numbers, and your compliance.

1

Create your account

Open the link you were sent and choose Sign up (some pages say Get started). Enter your email and a password, agree to the terms, and you're in — you'll go straight on to choosing your plan.

2

Choose your plan and start your free trial

You'll see two plans — Manage and Grow — each with a 14-day free trial. Full pricing is further down this page; in short, Grow adds the Strategic Plan, Market Insights, Tax tools and unlimited properties.

  • Pick a plan and choose Start 14-day trial.
  • You'll go to Stripe's secure checkout — enter your card details. Apple Pay and Google Pay work here too.
  • After that you land straight on your dashboard.
No charge for 14 days. Your card is only charged when the trial ends, and only if you haven't cancelled.
3

Take the quick tour

The first time you reach your dashboard, a short guided tour points out the main areas — the sidebar sections, the chat button, and the icons along the top. Follow it to the end; it takes under a minute and gives you your bearings.

4

Add your properties

In the left sidebar under Manage, open Properties, then choose Add with AI. Pick whichever way suits you:

  • Import a spreadsheet — already keep your portfolio in Excel or CSV? Upload it and the AI reads every row and sets up all your properties in one go. By far the fastest way to get a whole portfolio in.
  • Type an address — quickest for a single property: type a house number and postcode and let the AI fill in the rest.
  • Upload a document or take a photo — a mortgage offer, EPC or completion statement works too.

Review what the AI fills in, correct anything that looks off, then Save. You'll land on each property's own page — where its finances, compliance and mortgage details live.

Every field shows a colour pill for confidence (green / amber / red) and a badge for where it came from — EPC, market data, AI, or your own edit — so you can see at a glance what's worth double-checking.
5

Bring in your numbers

Your Profitability, Performance, Forecast and Mortgage pages come to life once they have real figures, so it's worth doing this while you set up. The quickest way is to connect Xero, QuickBooks or Sage from Integrations: sign in once and your income and expenses flow through automatically. You can also add a mortgage or a transaction by hand from any property's page.

6

Add your compliance certificates

Open Compliance under Manage and choose Add certificate. You'll usually have several — gas safety, electrical (EICR), EPC and so on — so select them all and upload them together: the AI reads the dates and reference number off each one for you to check and save.

No certificate to hand? Enter one by hand. Set an expiry a month or so away and you'll see how the app reminds you before it lapses.

Stage two

Make it yours

These are the features that make Landlord Pulse more than a spreadsheet. Do as many as you like now, or come back to them later.

7

Ask the AI about your portfolio

Open the chat from the button in the bottom-right corner. It knows your portfolio — not a generic chatbot — so ask real questions:

  • "What does my portfolio look like?"
  • "Which of my properties has the best yield?"
  • "Should I be worried about Section 24?"

Read the answer, then try a follow-up. For a more thorough response, switch it to Deep Dive mode.

8

Check what needs your attention

Open Alerts in the sidebar, or the bell icon at the top. This is your single to-do list: certificates coming up for renewal, tenancy and mortgage-fix end dates, rent arrears and more — all worked out from your own data.

9

See your local market

Open Markets for yields, capital growth and sold-price comparables in the postcode areas your properties are in — it's built around where you actually own, not a single whole-UK figure. If it looks sparse at first, choose Refresh to pull the latest. You'll also find a Sold prices nearby panel on each property's page.

10

Generate your Strategic Portfolio Plan

The headline of the Grow plan — a personalised investment strategy written around your goals.

  • Answer ten short questions about your goals, timeframe and appetite for risk.
  • Choose Generate plan and give it a moment to write.
  • Read it through, then download it as a PDF to keep or share with an accountant or partner.
The Strategic Portfolio Plan is a Grow feature and isn't part of the free trial — you'll be able to generate it once your Grow plan is active. Everything else in this section is included in your trial.
Stage three

When you're ready for more

Nothing here is essential on day one — but it's where regular users get the most out of the app.

11

Switch on a Pulse Agent

Pulse Agents are AI helpers that run quietly on a schedule and email you when something matters — spotting new legislation that affects you, watching mortgage rates, drafting tenant letters. Open Pulse Agents, read a few descriptions, and switch one on.

Your trial runs up to 2 agents at once. Manage allows 3 and Grow allows 10 — if you hit the limit, that's your cue to look at the plans.
12

Learn as you go

Two things are always within reach at the top of the screen. The book icon opens the Learn library — plain-English articles on everything from EPCs to Section 24. The info icon is Explain this page: press it anywhere and the AI tells you what the page is for and what to do next.

Pricing

Your plans at a glance

Both start with a 14-day free trial. Prices are in GBP and include VAT. Cancel any time.

Manage

Manage

£49 / month
or £490 / year — saves ~17%

Run a small portfolio with all the essentials.

  • Up to 10 properties
  • Portfolio dashboard & analytics
  • Compliance calendar & alerts
  • Forecast & transaction tracking
  • Mortgage refinance intelligence
  • Pulse AI chat
  • 3 Pulse AI Agents

During the trial you get the Grow feature set apart from the Strategic Portfolio Plan, so you can try almost everything before you decide. Switch plans, or between monthly and yearly, any time from Account → Billing. Apple Pay, Google Pay and major cards accepted via Stripe.

Help

Common questions

Will I be charged during the free trial?
No. Nothing is taken for the first 14 days. Your card is only charged when the trial ends — and only if you haven't cancelled. Cancel before then and you pay nothing.
How do I cancel or change my plan?
Go to Account → Billing and open the customer portal. From there you can cancel, switch between Manage and Grow, move between monthly and yearly, and update your card — no need to contact us.
Is my data safe, and where is it stored?
Your portfolio data is held on secure UK/EU-based infrastructure, and payments are handled by Stripe — we never see or store your full card number. You can turn on two-factor authentication from Account → Security for an extra layer of protection.
Do I need to be technical to use it?
Not at all. If you can send an email you can use Landlord Pulse. The AI chat, the Learn library, and the "Explain this page" button are there whenever you're unsure what to do next.
What if I only have one property?
That's a perfectly good place to start. Compliance reminders, the AI chat, and your local market data are just as useful for one property as for fifty — and everything scales up as your portfolio grows.
