This page explains what cookies and similar technologies Landlord Pulse uses, what they are for, and how you control them. It sits alongside the Privacy Notice; this page covers only the cookie-specific detail required by PECR (the UK's Privacy and Electronic Communications Regulations).
What is a cookie
A cookie is a small text file stored on your device by your browser when you visit a website. We also use localStorage and sessionStorage, which work similarly. For brevity we refer to all of these as "cookies" on this page.
What we use cookies for
We use cookies for three purposes only: keeping you signed in, keeping the app working as you click around, and (optionally) understanding which features people use so we can improve the product. We do not use cookies for advertising, retargeting, or sharing data with social networks.
Strictly necessary cookies
These are always on. Without them the service does not work. We do not need your consent for these under PECR because they are essential to a service you have requested.
Firebase Auth session cookies keep you signed in across page loads. A short-lived CSRF token protects state-changing requests. A small preference cookie remembers your active tenant if you have access to more than one. None of these are shared with third parties and none are used for tracking.
Analytics cookies (opt-in)
These are off by default and only turn on if you accept analytics in the cookie banner. They help us understand which features you use, where the app gets confusing, and how performance varies across devices. We use a single product-analytics provider hosted in the EU. The data is tied to your tenant identifier, not to advertising identifiers or external profiles, and is never sold or shared.
Campaign attribution is part of this category. If you arrive through one of our campaign links and have accepted analytics cookies, we set a first-party cookie (lp_cmp, kept for 30 days) holding the campaign code, and keep a random visitor token in localStorage (lp-cmp-visitor) so a repeat visit isn't counted twice. Neither contains anything about you, and the token is stored by us only in hashed form, deleted after 90 days. If you reject analytics we don't store either; the visit is still counted, but anonymously and without being remembered.
You can change your mind any time at /account/cookies, or by clearing the cookie banner choice and choosing again on next page load.
What we do not use
We do not set advertising cookies. We do not embed third-party social plugins. We do not load third-party trackers. We do not fingerprint your device.
Third-party services that may set their own cookies
When you connect Xero, QuickBooks or Sage, you are taken to that provider's site briefly to authorise the connection. They may set their own cookies on that visit, governed by their own privacy and cookie policies, not ours.
When paid plans launch, Stripe Checkout will be embedded for payment. Stripe sets its own cookies for fraud detection, governed by Stripe's privacy and cookie policies. These are essential for the payment to work and are loaded only on the checkout page.
Changing your choices
You can change your cookie choices at /account/cookies, or by clearing the cookies and localStorage for the Landlord Pulse domain in your browser. Most browsers also allow you to block cookies entirely; if you do, the service will not work because the sign-in cookie cannot be set.
Changes to this policy
If we add or change any cookie category we will update this page and re-prompt for consent where required.
